Buying a home: getting your best deal

“What do you mean they are not going to counter?!”

Believe it or not, when you're putting in an offer to buy a home, one of the responses you may get is no response at all.

If the seller feels your offer is too low, he or she may just decide that there is no point in tying up the property in a negotiation. It can be very easy to take this personally but, as in the words of legendary arbitrator Herb Cohen, “You have to care, but not that much."

You may not be the only one taking things personally and making an emotionally driven decision. If your offer was low, the seller may be feeling offended and not be willing to counter.

The idea of a negotiation is to get both parties to the table. Offering way below market value is more likely to frustrate the seller rather than bring them to the table. If the seller doesn’t believe there is a chance to come to terms, he or she is just as likely to respond with no response at all.

If you are serious about your offer, then make one that brings the seller to the table.
